(Do Not Disturb: The Challenge of Façade Restoration)

by Lyda Durango
Published in Gerencia de Hoteles & Restaurantes, July/August 2008

Gerencia de Hoteles is a Spanish-language magazine published in Colombia for hotel and restaurant management professionals. Commentary from Juan Kuriyama, AIA, as well as excerpts from the JOURNAL article, “Curtain Walls: Not Just Another Pretty Façade,” by Russell M. Sanders, AIA are featured in this discussion of a hotel façade’s function, from aesthetics to practicality.

English Abstract: Building appearance is critical to a hotel’s business. However, focusing on aesthetics in exterior envelope design without assessing the practical implications of maintenance and repair can make rehabilitation difficult and costly. Challenges unique to hotels, such as continuous operation and impact on guests, need to be addressed both during the initial design phase and as part of any remedial work. Persistent moisture infiltration problems, left unchecked, not only damage finishes and structural systems, they leave a negative impression on hotel patrons. Facades have the potential to contribute substantially to building aesthetics, but they must not neglect their primary function: as a barrier to the elements.
